When it comes to a dental startup, we love to talk about equipment, branding, and team. However, there’s one decision that quietly outweighs almost all of them: location.
In my startup manual, I emphasize that location isn’t just finding the address or the closest lease space to your ideal location. It’s an incredibly important piece of your long-term success.
You can be a great clinician, have an incredible team, and run tight systems; but, if your location works against you, everything becomes harder than it needs to be! On the flip side, the right location can act like a silent partner, feeding your practice new patients day after day.

Let’s look at three important pieces of the location game: competition, traffic and visibility.
Let’s start with competition. Most dentists instinctively want to avoid other offices. The reality is a little more nuanced. Being near other dental practices often means you’re in a proven market where patients already expect to seek care. The key is not avoiding competition—it’s understanding it. What gaps exist in their patient experience? Are those offices thriving or stagnant? Are they insurance-heavy or fee-for-service? A strong location isn’t one with zero competition, it’s one where you can dominate in the type of practice you want to develop.
Next, let’s talk about traffic. High traffic counts matter, but only if they align with your target demographic. A busy intersection filled with commuters might look appealing, but if those people don’t live nearby or don’t match your ideal patient profile, it won’t translate into growth. Think if this traffic have time to “see” you. If you’re on an interstate, that does no good. The best locations sit in the path of daily life: neighborhoods, schools, grocery stores, and places people already frequent. Convenience of entry and exit wins more new patients than almost anything else. This is why Starbucks always chooses the right-hand side of the road for morning commuters, they know entry and exit matter for ease of choice.
Finally, visibility. This is one of the most underappreciated drivers of organic growth. A practice that is consistently seen becomes familiar, and familiarity builds trust before a patient ever walks through your door. Can people easily see your building from the road? Is your signage clear and readable at driving speed? Are you tucked behind another structure or positioned where you naturally catch attention? Visibility compounds over time; it’s free marketing that works 24/7. Even if you pay more for this visibility at the beginning in terms of real estate costs, it can compound your investment and provide more new patients than virtually any other marketing dollars.
When you put these three together (competition, traffic, and visibility) you start to see location for what it really is: a formula. Use this formula, and you’ll succeed mightily!
So remember, the right location won’t guarantee success, but the wrong one will make it much harder to achieve.
